We start with a focused conversation about your goals, lifestyle, budget, and timeline. No pressure, no listings yet. I want to understand your why for moving, your must-haves, your school and community priorities, and what success actually looks like for your family. That conversation shapes everything that comes after.

Pre-Approval
Before we tour a single home, you need to know what you can comfortably afford. A mortgage pre-approval gives you a competitive edge when it is time to make an offer, and keeps your heart from falling for a home that is just out of reach. I can connect you with trusted brokers I work with regularly.

Your Custom Search
Based on our Foundation Call, I build a search tailored entirely to you — including properties before they hit the public market. I search across coming soon listings, on-market MLS properties, my agent network, off-market opportunities, and new construction inventory. No noise, no irrelevant listings. Just homes that genuinely fit.

Offer, Negotiation and Close
When you find the one, I run comparables to understand exactly where the home sits relative to market value. That shapes how we approach the seller. I will guide you through every scenario before we submit, negotiate hard on your behalf, and manage every detail from accepted offer to keys in hand. This is actually my favourite part.
